Q.1 – Why Choose Smart Property to help you?

Q.2 – What fees do I have to pay?
A.2 – There’s no fees to pay for our service what so ever AND we may pay for your legal fee’s up to £500 and we will pay for your survey, we even manage the whole process for you from start to finish. All this, free of charge.
Q.3 – How long does it take?
A.3 – We aim to complete within as short a space of time as possible, often as little as 30 days. The speed of completion is reliant on all parties working together quickly – we only employ organisations who work to our standard.
Q.4 – How much will I get for my property?
A.4 – This depends on your situation. It can be up to full market value or if a active investor is needed to speed up the process it is usually around 70% of the true market value, e.g. if your property is worth £100,000 an investor would pay £70,000

A.5 – The catch is we are buying your property below the market value in exchange for a quick and guaranteed sale.
Q.6 – What guarantees do I have that you won’t re offer?

Q.9 – Why should I use your Solicitors?
A.9 –The reason we ask you to use one of our recommended Solicitors is due to the speed they work at and the knowledge they have. I am sure you have heard of ‘how slow’ Solicitors can be? well out selected few work with Investors who expect service and speed as part of the deal and they understand the urgency of some of the issues we deal with We can provide you with a list for you to choose one.
Q.10 – How will I know you will follow through?
A.10 – Once we commit to buy we always complete
Q.11 – Do I have to do any work?
A.11 – Nope, we manage the whole process for you from start to finish and we instruct a good solicitor for you. You will need to fill the contact form in and have a discussion with one of our helpful experts. There will be a couple of signatures required to verify what has been agreed and we will support you through and explain completely any and all of the process. We are here to help you move on quickly and not to cause additional worry.
Q.12 – What are the hidden costs?
A.12 – There’s no estate agents fee’s to pay, we pay for your legal and survey costs.
Q.13 – I Have Mortgage Arrears, Can You Still Help?
A.13 –Yes, in most cases, Smart Property can still purchase your home as long as there is sufficient equity in your property to cover your arrears.
Q.14 – I am being repossessed tomorrow what can you do?
A.14 – At such short notice it can be difficult. To stop a repossession we have to contact various professional bodies, so in reality the more time you give us the more likely we are to stop the repossession. Repossessions have been stopped in a few hours but this is not the normal time scale. We would advise that you do not leave it until the last moment, give us as much notice as you can so we can help you.
Q.15 – I don’t want my neighbours to know I am selling
A.15 – We operate on the principle of absolute confidentiality and no mention is made of you or the transaction. NO sale boards, advertising or sign written vehicles will appear on or near your property.
Q.16 – Why should I sell to you below market value?
A.16 – We recommend you try your local estate agent first before us, but remember to calculate what you will actually receive after paying the Agent, solicitor etc. and the time it may take.
Q.17 – How do you establish the market value?
A.17 – We look at historical sales and current market trends. What is on the market and what sells can differ by quite a bit. We also employ and pay for a RICS (Royal Institution of Chartered Surveyors) or formal surveyor to independently assesses the value of your property so that our investors can make an informed offer. We also take note of your worries to make sure you benefit from a range of our solutions. We are looking for a successful outcome for you.
Q.18 – We have had our property valued by an Estate Agent, isn’t this it’s true worth?
A.18 –Not necessarily. Please bear in mind that the Estate Agent is not actually buying your property, nor are they making a commitment to sell it at their valuation price. The Estate Agent business is very competitive. To such an extent where some have been known to deliberately overvalue properties just to get them onto their books. The properties are never actually sold at the overvalued price and eventually have to be reduced to a more realistic price in order to make the sale, which again is not guaranteed. Smart Property can offer a you guaranteed sale with no fees attached.
Q.19 – Can I buy my property back?
A.19 – Yes, after 5 years you will have the option to buy the property back at a discount to the market.
Q.20 – Can I rent back short term?
A.20 – Rent back agreements are not aloud under the law in the UK but this does not apply elsewhere however we do not recommend it in most cases.
Q.21 – Can you help negotiate my debts for me?
A.21 – Yes we have a team in place who have negotiated successfully with lenders …to help get your debts reduced.
Q.22 – My property is in poor condition will you still buy it?
A.22 – Yes we can buy any properties in any condition. There is no need to refurbish or redecorate your home, we take into account the condition of you property and match you with an solution or investor who invests in properties that require redecoration or refurbishment. We believe there is a buyer for every situation and every property can be sold.
Q.23 – Can I sell an inherited property?
A.23 – Yes once the probate process is cleared we can sell the property for you extremely quickly.
Q.24 – My Mum or Dad will require a care home soon how do I maximize the inheritance they want for us?

Q. Is There A Possibility Of Still Living In My Home?
No, unfortunately not. We cannot guarantee this to you because we are prohibited by laws from the FCA (Financial Conduct Authority) from entering into such negotiations.
Q. What Are The Various Fees?
There are no fees when you use our Solicitors. We bear the cost of your legal fees up to £500 as well as any survey fee. All other features of our services are without charge and there are no undisclosed commissions. If your legal fees go above our promise of paying £500 our team of investors often pay the difference. We aim to complete within as short a space of time as possible, often as little as 28 days. The speed of completion is reliant on all parties working together quickly – we only employ organisations who work to our standard.

Every feature of our service is transparent with no undisclosed fees or commissions.
Q. What Do I Have To Do?
